Really! Is it really that bad out here in Colorado Springs Real Estate? Fox News reports on June 15, 2011, that the housing collapse is worse than the Great Depression. They feel that the market will continue to free fall. Their figures show prices have dropped 33% from the peaks of 2006. Is this really true?
Here in El Paso County, prices have dropped 25-30% since 2008. What the Fox News and many fail to realize is that the market was artificially inflated at least that much. What the article also fails to point out is home affordability and interest rates are at near record levels. Rates today were at 4.5%. Home prices have returned to 2004 levels. That’s good news for buyers. Folks who paid for a home in 2005 and later are hurting. We all paid based on supply and demand. Jobs were plentiful.
While the economists want to blame Real Estate for our economic troubles, we need to blame companies and government. Why was there a tax credit to buy gas guzzling big cars? Why do we allow companies to send jobs overseas and then not charge them extra tax? Why do we support so many countries that never do anything positive for us? Why do we feed other countries homeless and leave our homeless to suffer?
It’s easy to say tax the rich, but it needs to be based on building the country not subsidizing it. Make these companies work local. Quit funding other companies and create government programs for our jobless to build better roads and infrastructure. Quit giving tax breaks to companies who don’t do business here. Tax them not us!
In one way I think I should run for government office, on the other had it’s so steeped in corruption there is no way to win.

By the time you read this all the headlines will be out about the Real Estate market. The whole country is in a depression. Unemployment is at all time highs. Volcanoes are erupting, earthquakes are rumbling our world and what’s left is flooded.
 I for one am tired of all the bad news. Why are we allowing the media to control the world and our reaction to events? History has shown us that these catastrophes, natural and human, have taken place since the beginning of time. Obviously, if you are reading this, your ancestors survived.
 So how did they get through it? I think they survived because they didn’t have media blaring at them all the bad news. Today’s media gives us instant access to the world whether we want it or not. What if we only knew of events in our little circle? I would bet that all of us would be happier not knowing what happened in Christchurch New Zealand. What about if we only knew the economy of our city and state. While it’s not great, its way better than California or Arizona. How about if our world was just the United States? I guarantee our economy, our way of life and our outlook would be infinitely better.
 But we can’t do all the above. We are burdened with too much information. I believe the world, the market and the economy lies within me. It’s up to me how I react. I am given choices. I choose good. I choose not to listen too intently on news. I choose not to personalize other people’s hardship. I choose to create rather than react. You can too!!! Turn off the T.V. for a week. Turn of the daily paper. Create your own sphere.

 Well folks, its official!!! It’s a good time to buy a home. The Wall Street Journal has officially declared what I have been telling you for months. The time to buy a home - IS NOW!!!

          I have been telling you for a couple of months that here in Colorado Springs, it’s time to buy. Home prices seem to be stabilizing and interest rates are back to mid to high 4% levels. The Wall Street quotes that we are back to pre bubble (2002) levels and that in some markets, Las Vegas and Detroit, we are at 1990’s levels. Per the journal, home affordability is at a 50 year low.

          The future is looking good. As the future and employment get better we will see an increase in prices. Inflation concerns will raise interest rates. Rarely does anyone hit the absolute bottom, but I will say we are pretty darn close. I am practicing what I preach. I have offers on 2 investment properties that are 70% of their high price. Both are at 2001 levels. Don’t be one of those who will say “I should have bought in 2011-2012.”
